Answer a few yes or no questions to see which step applies to you.
-
Test
Test the vermiculite$65 to $145 a sample
The Manual says some vermiculite, for example Zonolite from a Libby, Montana mine (1920s to 1990), may be contaminated with asbestos, and the only way to know is to have it tested.
-
Risk class
If it tests positive, the Manual puts removal of 0.09 m² (1 sq ft) or more of friable asbestos-containing material in the high-risk class. The contractor or consultant decides friability and the risk class on site: ask which class they assigned and why.
Low riskCovers non-friable products handled without cutting, breaking, sanding or vibrating.
Moderate risk can apply hereOnly minor areas under 0.09 m² (1 sq ft).
High risk can apply hereRemoving 0.09 m² (1 sq ft) or more of friable material that tested positive. The enclosure stays under negative pressure until air tests confirm fibre levels are low enough to take it down.
Risk classes: Alberta Asbestos Abatement Manual (best-practice guidance; the OHS Code is the law).

What removal costs
Vermiculite attic removal $5,000 to $25,000 per attic Air clearance test after removal about $200 to $700 per area Ask whether re-insulating is in the quote. Two quotes are only comparable if both include it or both leave it out.
Attic size and depth
More insulation means more removal time and more waste.
Access
Low roof pitch, a small hatch or trusses in the way slow the work down.
Re-insulating
Some quotes include new insulation; others stop once the attic is empty.

Clear the area
For moderate-risk work the Manual sets a final air result of less than 0.01 fibres per cubic centimetre. For high-risk work the enclosure stays under negative pressure until air tests confirm fibre levels are low enough to take it down. For a Calgary demolition, the City's permit guide asks for a clearance letter stating that all asbestos materials have been properly removed and the area is acceptable for demolition. The sources we read set no other format, so ask for a letter that shows:
- The work area and the materials it covers
- The risk class the job was done under
- The air results, with the lab method (PCM or TEM)
- Who took the samples, and whether they are independent of the removal crew
- Whether the lab takes part in a proficiency testing program
- The date
Air clearance testing runs about $200 to $700 per area. Clearance testing costs
Calgary and Alberta rules that apply
- The employer must notify Alberta OHS at least 72 hours before work that may release asbestos fibres. The Code sets no minimum quantity.
- Every worker who enters an asbestos restricted area must carry an original, valid Alberta asbestos worker card. There is no contractor licence for asbestos abatement in Alberta.
- A City of Calgary building or demolition permit needs the Asbestos Abatement Information Form before release. The form is not a permit to do abatement.
- Asbestos waste goes to Shepard landfill only: permit (no fee), appointment by 10 a.m. the day before, wetted, double-bagged in 6-mil polyethylene and sealed. $220 a tonne; $275 hard-to-handle surcharge.
- Any deposit before the work is finished means the business must hold an Alberta prepaid contracting licence. Contracts of $200 or more must be in writing.
Ask before you sign
- Is re-insulating included
- Will the enclosure stay under negative pressure until air tests allow it to come down
- Who does the air testing, and are they independent of your crew
- Is Shepard disposal in the price
Can vermiculite be left in the attic?
The federal government's vermiculite guidance says there is currently no evidence of risk if it is isolated in the attic and kept from the living space. The decision changes when you plan work that would disturb it.
