Where do you stand?

Answer a few yes or no questions to see which step applies to you.

    1. Check before you pay

      Inspection or air-quality test$200 to $800

Alberta Health Services says air testing for mould is usually not recommended, especially if you can see mould. Health Canada says results from tests for fungi in the air cannot be used to assess risks to the health of the people in the building.

    2. Size it

Health Canada sizes mould by area, and CMHC says who should clean each size.

      Small

One to three patches, each under 1 m² (10 sq ft). You can clean it yourself if you are in good health.

      Medium

More than three patches, or patches between 1 and 3 m² (32 sq ft). CMHC: qualified and trained maintenance staff.

      Extensive

Any patch larger than 3 m². CMHC: qualified and trained mould remediation contractors.

Size bands: Health Canada. Who cleans each size: CMHC.

    3. What the work costs

Mould inspection or air-quality test $200 to $800
Small mould remediation (under about 10 sq ft) $500 to $1,500

There is no numerical mould exposure limit in Canada, so an air test cannot tell you a room is "safe".

      Home size

More rooms mean more to look at and more sampling points.

      Samples

Air, swab or bulk samples each add a lab fee.

      The report

A written report with the moisture source and a next step costs more than a walk-through.

    4. Check the work

We found no Alberta rule that sets a clearance test for mould, and Health Canada says air test results cannot be used to assess health risks. Agree on a post-remediation check before the work starts: what will be looked at, who looks, and what happens if mould or moisture is still there.

      • The moisture source is named and fixed, not only the mould cleaned
      • Porous materials that were removed are listed
      • A written note of what was checked at the end, and by whom

Calgary and Alberta rules that apply

    • We found no Alberta licence or certification for mould remediation contractors, and no City of Calgary permit for the work.
    • The OHS Code requires an employer to control workers' exposure to mould through the hierarchy of controls. It sets no mould limit, and neither does Health Canada.
    • Built before 1990? Drywall mud, ceiling tiles and flooring can contain asbestos. Test before anything is cut out.
    • Any deposit before the work is finished means the business must hold an Alberta prepaid contracting licence. Contracts of $200 or more must be in writing.

    Ask before you sign

    • Will you look for the moisture source, with readings
    • What does the written report include
    • Are you independent of any remediation company
    • How many samples, and of what kind
Is there a safe mould level in Canada?

No. Health Canada says the number of mould species and the variability in how people respond make it impossible to set exposure limits.
