Costs & Quotes

How much does asbestos testing cost in Calgary?

Published Calgary-area lab rates read in September 2026 run about $65 to $145 per bulk sample, with packages of several samples priced lower per sample. A renovation usually needs a sample of each different suspect material, so ask how many samples the job needs, whether a written report is included and how long results take.

How much does asbestos removal cost in Calgary?

Published Calgary pages put general asbestos removal at roughly $4 to $10 per square foot, but the number depends on the material, how friable it is, access, and how much of the house has to be sealed. Popcorn ceilings, drywall compound, floor tile and pipe insulation each price differently and few Calgary firms publish those figures, so compare written quotes that state the scope, the containment and the clearance testing.

How much does mold remediation cost in Calgary?

Published Calgary-area prices run about $500 to $1,500 for a small job, $1,800 to $6,000 for a mid-sized basement wall, and $3,000 to $15,000 or more for a whole basement, crawlspace or attic. A quote that does not name the moisture source and how it will be fixed is not a complete remediation quote.

Asbestos

Does my Calgary house have asbestos?

Alberta's OHS bulletin says a building put up before 1990 has a higher chance that some materials contain asbestos: ceiling tiles, drywall mud, stucco and siding, duct tape and wrap, pipe and mechanical insulation, plaster, roofing, vermiculite insulation, vinyl floor tiles and sheet flooring. You cannot tell by looking. The only way to know is to have the material tested before you disturb it.

Is there a licence for asbestos contractors in Alberta?

There is no contractor licence for asbestos abatement in Alberta. The legal requirements sit with the employer: every worker who enters an asbestos restricted area must hold a valid government-approved asbestos worker card, and the employer must notify Alberta OHS at least 72 hours before work that may release fibres. Ask to see the worker cards and the notification, plus WCB-Alberta coverage and, if a deposit is taken, the Service Alberta prepaid contracting licence.

What is vermiculite insulation and should it be removed?

Vermiculite is the light, pebbly insulation poured into many pre-1990 attics and block walls. The Alberta Asbestos Abatement Manual notes that some of it, including the Zonolite brand, may contain asbestos, and that testing is the only way to know. Health Canada says not to disturb it or remove it yourself, to keep children out of the attic and not use it for storage, and to hire trained professionals if you renovate. If you are not renovating, leaving it sealed and undisturbed is a legitimate option.

Mold

Can I clean mold myself?

Health Canada says a small problem, one to three patches each under one square metre, can be cleaned by a healthy person with water and dish detergent, wearing safety glasses, a disposable N95 respirator and household gloves. There is no need for bleach. Medium problems, more than three patches or a patch between one and three square metres, and extensive growth over three square metres are the ones to hand to a contractor, and porous materials such as drywall and carpet typically have to be removed rather than cleaned.

Should I get the air tested for mold?

Usually not. Alberta Health Services says air testing for mould is usually not recommended, especially if you can see mould, and Health Canada's guideline states that results from tests for fungi in air cannot be used to assess risks to the health of occupants. There is no numerical mould limit in Canada. Air sampling can help when mould is suspected behind a wall or in a duct and nothing is visible, but finding and fixing the moisture source comes first.

Is there a licence for mold remediation in Alberta?

No. Alberta has no licence, certificate or notification requirement for mould remediation, and the industry standard often quoted, IICRC S520, has no legal status here. That puts the checking on you: ask what the containment and air filtration will be, how the moisture problem is being corrected, what is being removed versus cleaned, and what the post-remediation check will show.

Permits & Rules

Do I need a permit to remove asbestos in Calgary?

The City of Calgary says a building permit is not a permit to perform asbestos abatement work; jurisdiction for the work is with the Government of Alberta. What the City does require is its Asbestos Abatement Form before a building or demolition permit is released for a building put up before 1990, and at a demolition inspection, a copy of the asbestos assessment and a clearance letter. The contractor's duty is the 72-hour notification to Alberta OHS.

Can a homeowner remove asbestos from their own house in Alberta?

Alberta's OHS Act covers employers and workers; work an owner-occupant does on their own dwelling falls outside its definition of occupation, so the worker-card and notification rules bind contractors rather than the homeowner. No provincial or federal page says a homeowner may or may not legally remove it, so we do not say either. What they do say is not to disturb friable material and to leave handling to qualified people, and Health Canada says not to attempt to remove vermiculite yourself.

What does the 72-hour notification mean?

Under the Alberta OHS Code, an employer responsible for removing or abating asbestos, or for demolishing or renovating a building that contains it, must notify a Director at least 72 hours before starting activities that may release fibres, and nobody may do that work until the notification has been made. The Code sets no minimum quantity. It is filed online through Alberta's asbestos portal, and the City of Calgary's demolition guide repeats the same requirement.

Hiring & Protection

What should I check before hiring an abatement contractor?

Ask to see valid Alberta asbestos worker cards for the crew, confirmation that the 72-hour OHS notification will be filed, a WCB-Alberta clearance letter, and the Service Alberta prepaid contracting licence if any deposit is taken. Get a written contract with an itemized scope, the containment and clearance testing named, dates, the total with taxes and your cancellation rights. We do not screen or verify contractors, so check these yourself before you sign.

Can I cancel a contract after I sign it?

Under Alberta's consumer protection rules, you can cancel a prepaid contract for any reason within 10 days after receiving a written copy, and within one year if the business should have been licensed and was not, the contract lacks required information, or the work does not start within 30 days. If work has already started the contractor can ask for a reasonable amount for what was done, but must refund your money first, within 15 days of cancellation.

Why does a WCB clearance letter matter to a homeowner?

A WCB-Alberta clearance letter states whether a contractor has coverage and whether the account is in good standing, and anyone can request one online without an account. WCB's own wording is that if you do not have a clearance letter and the contractor has not paid their premiums, you may be liable for those premiums. It takes minutes and costs nothing.

Disposal & Testing

Where does asbestos waste go in Calgary?

Shepard landfill only. The City requires a permit and an appointment, requested by 10 a.m. the day before, with drop-off Monday to Friday from 8:30 a.m. to 1:30 p.m. Material must be wetted, double-bagged in 6-mil polyethylene, and double-wrapped and sealed; improperly packaged loads can be turned away or charged a hard-to-handle surcharge. Since February 2026 the City's asbestos rate is $220 per tonne (it was $200), with a $275 per load hard-to-handle surcharge; the permit itself has no fee.

Is asbestos hazardous waste in Alberta?

Not in the regulatory sense. Alberta's guidelines say asbestos waste is exempt from the hazardous waste regulation when it is managed according to the province's asbestos disposal guidelines, and it no longer needs an Alberta manifest. It is, however, regulated as a dangerous good for transport, so a shipping document is still required, and it can only go to a landfill approved to accept it.

What is a clearance test after asbestos removal?

Air sampling inside the work area after the material is gone. The Alberta Asbestos Abatement Manual expects moderate-risk work to finish with results under 0.01 fibres per cubic centimetre, and high-risk enclosures to stay under negative pressure until air tests confirm fibre levels are low enough to take the enclosure down. Ask for a consultant independent of the abatement crew to take the samples. Published prices run roughly $200 to $700 per area with a report.
