Vermiculite Insulation Removal

Removal of loose vermiculite attic and wall insulation, which can contain asbestos, before an attic renovation, an insulation upgrade or a sale.

$5,000 - $25,000 per attic One to three days for a typical attic, plus lab time for the sample

Published ranges for a full attic run about $5,000 to $25,000 depending on size, depth, access and whether re-insulation is included. Leaving sealed, undisturbed vermiculite in place is a legitimate option.

About Vermiculite Insulation Removal

Vermiculite is the light, pebbly, gold-to-grey insulation poured into attics and block walls in many Calgary homes built before 1990. The Alberta Asbestos Abatement Manual notes that some vermiculite, including the Zonolite brand produced from a Libby, Montana mine from the 1920s to 1990, may be contaminated with asbestos, and that the only way to know is to have it tested.

Health Canada's advice if you have it in your attic or walls is direct: do not use the attic for storage, keep children out, do not disturb it or try to remove it yourself, seal openings and cracks, and hire professionals trained to handle asbestos if you plan to renovate. The federal government also says there is currently no evidence of risk to your health if the insulation is sealed behind wallboards, isolated in an attic or otherwise kept out of the living space.

Removal is a high-risk job under Alberta's classification because the material is loose and friable. Workers seal the attic, run negative air, vacuum the insulation out with HEPA equipment, bag it, and clear the space before new insulation goes in. The contractor must file the 72-hour OHS notification and every worker needs a valid asbestos worker card.

Published Calgary and Canadian pages put a whole-attic removal at roughly $5,000 to $25,000, driven by the attic's size, how deep the vermiculite sits, access, and whether the job includes re-insulating. If you are not renovating the attic, the cheaper and often correct answer is to leave it sealed and undisturbed, and to disclose it when you sell.
